So, what exactly is Park City Village? This upcoming development will breathe new life into previously vacant buildings located at 2724 – 2736 Magnolia Avenue. Led by the experienced Courtland Group, which has been making waves in real estate since 1999, this initiative promises a blend of historical charm and modern living.

Originally built in the 1920s, the three connected buildings that make up Park City Village were once a lively residential community. However, upon their acquisition in 2022, they were largely vacant and in a state of disrepair. Fortunately, Courtland Group is stepping in to restore these historic structures while keeping their unique exterior footprints intact and giving the interiors a contemporary twist.

Phased Development

This remarkable project will roll out in three phases, with each building symbolizing a phase in the redevelopment sequence.

  • Phase One: This will feature the first building at 2724 Magnolia, boasting four floors with a total of twenty-four condo units. The completion for this phase is expected in June 2023, with pre-sales kicking off in March. Home seekers can look forward to a selection including eight two-bedroom/two-bathroom homes and sixteen two-bedroom/one-bath homes, all ranging from 738 to 800 square feet. Prices are projected to fall between $290,000 and $330,000.
  • Phase Two: This phase will welcome twenty-two additional homes slated for sale fall 2023, with anticipated move-ins by early 2026.
  • Phase Three: Finally, the project will wrap up with ten homes along with a fitness and storage facility to support the community’s active lifestyle, projected to open by early 2026.

Each unit will be thoughtfully designed to include top-notch amenities such as LG appliances, quartz countertops, and a variety of custom features that enhance comfort and style. Architectural details from the original designs will be preserved, including stunning hardwood floors, restored stairwell banisters, and a welcoming atmosphere that maintains the neighborhood’s historical integrity.

Enhancing Community Connectivity

Park City Village is just one piece of a bigger puzzle concerning revitalization in East Knoxville. The community is also looking forward to the impressive $20 million Emerald Youth Foundation facility aimed at fostering youth development, offering sports fields and an extensive indoor complex. It’s an initiative designed to make a difference in the lives of young people in the neighborhood.

Additionally, improvements totaling $42.6 million are on the horizon to enhance connectivity in East Knoxville, which has been historically impacted by previous urban renewal policies. This includes plans for almost ten miles of pathways and facilities aimed at improving walkability and access to the downtown area. The enhancements will be rolled out over seven phases with construction expected to begin soon.
