Fast forward twenty years, and Dewhirst Properties revamped the Emporium into a vibrant cultural center, making it home to the Arts & Culture Alliance and offering a total of forty apartments. However, after two decades with minimal changes, the stage was set for exciting new developments!
In late 2022, Boghani Properties entered the scene with a bold vision as they began acquiring properties in downtown Knoxville. Their purchase spree included 9 Market Square for $3.9 million and 408-414 South Gay for $6.3 million. Their daring ambition culminated in December 2022 when they finalized the purchase of the Emporium along with an adjacent parking garage for a staggering $24.75 million!
The sale of the Emporium, valued at $19 million, wrapped up after nearly six months of negotiation. Not to be overlooked, the adjacent parking lot wasn’t included in the sale either.
Among the forty residential units, twenty-one are already under contract, while nineteen remain available. Some of these homes are currently occupied or undergoing renovations.
